The St. Louis market is one of a few undervalued markets in a large metropolitan area. This means that you can buy a quality property in a good area at a price that will allow you to finance 80% or more and still have a positive cash flow after the mortgage, taxes, insurance, and other expenses have been paid.

The target that Eaton aims for is a minimum of $100 cash flow per month and a property that will appreciate in value a minimum of 5% per year.
